What if there is an emergency?

Our 24/7 Repair Center is always open to protect your property around the clock (just like Batman, but different)! We have Low, Normal and Urgent protocols to ensure cost control.


What does my management fee include?

We’re a full service property management company. We do everything from prepping, advertising, screening, compliance, collecting, inspecting, showing, reviewing, signing, briefing, enforcing, scheduling, unlocking, accounting, filing, maintenance, 24/7 emergency repairs, and more. Plus, we use a top-rated property management system to ensure complete transparency to all supported with a polite, professional staff.



How often will you inspect my property?  

We perform maintenance surveys twice a year. One is conducted in the Fall and one in the Spring.  You will receive notification of the inspection.  The full inspection report with photos and video footage is then accessible to be viewed in the Owner's portal.  If damage is noted, we investigate and charge the tenant accordingly and/or notify owner of needed maintenance.  


How will I be informed about repairs made to my property?

Although each owner sets a threshold of pre-approved repairs, you receive an alert when a tenant inputs the maintenance request along with our proposed plan of action; at which time you can give direction or input as to how the request is handled.  We manage the maintenance situation as necessary and then send a notification to the homeowner that an invoice was paid on their behalf. That invoice is then accessible to be viewed in the Owner’s Portal. However, owners are notified and authorization is required for larger maintenance and repair issues.


Do I need a rental license?

A rental license or BBL is required in every jurisdiction with some exceptions and variations.  In most cases, if you are military or renting to a family member, a rental license is not required.  We will apply for the licensing on your behalf,  attend any inspections and follow up accordingly.  Actual licensing fees apply.

Renters Insurance

How will you verify that the tenant maintains renters insurance?

We require that tenants purchase renters insurance for the entire lease term and provide the declaration page with the policy number and coverage details.  The documentation is then accessible to be viewed in the Owner's Portal.

How can I be sure I’m getting a good tenant?  

We provide thorough tenant screening, which includes a credit check, criminal background check, eviction history, employment and rental history verification as well as verify with documentation that the rent was paid timely.

Tenant Payments

What if the tenant decides not to pay the rent?

On the 6th of the month, we inform you, send a default notice the tenant, which is equivalent pay or vacate notice and by the 8th file the failure to pay rent action with the appropriate jurisdiction and additional actions up to an eviction.
